WHAT I WILL DO AS YOUR BUYER'S AGENT
1. I will tell you of any adverse material facts I know about a property.
2. I will seek a price and terms to purchase a property that are acceptable
3. I will present all offers from you to the seller in a timely manner.
4. I will present all offers from the seller to you in a timely manner.
5. I will explain to you my thoughts about the benefits and risks of purchasing a property.
6. I will not disclose to a seller any material information concerning you unless the failure to disclose information would constitute fraud.
7. I will notify you of dates and explain the importance for inspections, appraisals, surveys, title committments, closing dates, insuring property, etc.
8. I will be sure your earnest money is deposited into a trust account for safe keeping until closing.
9. I will advise you if you need to obtain expert advice to solve a complex problem.
10. I will rebate to you at the closing of your new home, 1% of the final purchase price!
